In collaboration with established developers and our subsidiary Roebuck, the Fund aims to secure brownfield sites during its pre-development phase, which includes concept origination, design, and obtaining planning permits. The Fund capitalizes on the planning process where a large proportion of real estate value creation is realized, inviting investors to engage as equity partners in securing sites on a subject-to-planning basis. This strategy minimizes capital requirements while generating significant value through the planning process. Furthermore, the minimal capital requirement serves to mitigate losses in instances where planning is either deferred or not secured in a timely manner.
